How much does a bathroom renovation cost in the Algarve?

A bathroom renovation is priced by scope, not by room size alone, and the same three by two metre bathroom can be a two week job or a five week one. Handyman Algarve does not publish a euro figure for bathroom and kitchen renovation in the Algarve, because scope moves the price too far for one number to be honest. Nobody can price your bathroom from the room’s dimensions, and a builder who quotes over the phone without asking where the soil pipe runs is quoting for a different bathroom. The cost is set by how much of the room’s hidden half you disturb. Surfaces are the cheap part. Everything behind them is where the money goes.

What actually decides the figure

A renovation quote is really four jobs stacked on each other, and each one can be small or large independently.

  1. Strip out. Removing tiles, screed, old sanitary ware and sometimes a partition. Skip hire and disposal belong here, and in a fifth floor apartment with no lift this line is bigger than people expect.
  2. First fix. Water, waste and electrics, plus any wall chasing. If the shower moves to the opposite wall, this item multiplies. If everything stays put, it can be nearly nothing.
  3. Waterproofing and tiling. The membrane under a walk in shower, the levels and falls, then the tiling itself. Large format tiles, mosaic borders and anything that needs cutting around a niche are slower to lay than plain thirty by sixty centimetre wall tiles.
  4. Second fix and making good. Sanitary ware, taps, screens, mirrors, and the plastering and painting where old meets new.

The Algarve specifics that change the number

Local conditions are not decoration here, they genuinely move the price.

  • Hollow clay block and rendered walls. Chasing services into them is routine, but a wall that turns out to be structural or hiding an old cast waste stack stops the plan.
  • Apartment soil pipes. In a block, the position of the vertical stack is fixed. A design that ignores it becomes a step in the floor, a boxed in run, or a pumped waste, all of which cost more than moving the design.
  • Your water, which is not the region’s water. Hardness here is a supply zone fact, not an Algarve fact: the published figures run from 30 mg/L of calcium carbonate in Portimão to 300 or 400 in zones fed only by boreholes. Where the water is hard it decides what happens to glass screens, chrome and shower cartridges over the following years, and a cheap thermostatic valve becomes a false economy you meet again in three summers. Where it is soft that argument does not apply, so check your own zone before paying for it.   • Season and availability. Trades in the Algarve are busiest before the summer, and a bathroom booked for April is competing with every villa preparing for the season.
  • Holiday home logistics. Access, key handover, someone to take deliveries and the fact that decisions are being made from another country all lengthen a job that would run smoothly for an owner living in it.

Because the per square metre numbers published for Portugal are national averages that flatten exactly the differences described above. A range invented for this page would be quoted back at us by readers who then find their real quote nowhere near it. How to make quotes comparable

Ask every quote to state the same six lines: strip out and disposal, first fix, waterproofing, tiling with the tile format assumed, sanitary ware with brands named, and making good. Decide who buys the tiles and the sanitary ware, because a quote that excludes them looks cheaper than one that includes them and neither is lying. Then ask what happens if the wall behind the old tiles turns out to be damp, because in a bathroom that is not a rare surprise, and the answer tells you how the rest of the job will be run.

What makes one bathroom renovation cost twice another of the same size?

Almost always three things: whether the pipework and wiring move, whether the floor comes up, and the finish level of what goes back in. A refit that keeps the toilet, basin and shower where they are and changes surfaces is a different job from one that swaps a bath for a walk in shower on the other wall. Square metres barely enter into it.

Should the quote be a single figure or itemised?

Itemised, with the demolition, the pipework, the waterproofing, the tiling, the sanitary ware and the making good named separately. A single figure is not dishonest, but it hides which item is being cut when the price is negotiated down, and waterproofing under a shower is the item most often quietly reduced.

How long is a bathroom out of use during a renovation?

Longer than the working days in the quote, because tiling adhesive, grout and any new screed have to cure before the room is used, and sanitary ware goes back in after that. Ask for the date the room is usable rather than the date the work finishes. In a house with one bathroom, that single question changes how you plan the whole job.

Do I need permission to renovate a bathroom in Portugal?

Work that stays inside the apartment or house and does not touch the structure, the facade or the shared services is normally treated as maintenance. Moving a soil pipe, altering a load bearing element or anything that affects a neighbour is a different conversation, and in a condominium the building rules and the works timetable apply as well. Confirm before demolition day, not after.
