How much does terrace waterproofing cost per m² in the Algarve?
Terrace waterproofing in the Algarve is quoted per square metre, and as of 2026 the rate is set by the preparation rather than by the membrane: whether the tiles come off, whether falls have to be formed, how many upstands, outlets and thresholds need detailing, and how the materials reach the terrace. A liquid membrane over sound tiles and a strip back to the slab are different jobs at different rates. Terrace waterproofing is quoted per square metre, but as of 2026 the rate on the quote is decided by what has to happen before the membrane goes on, not by the membrane. The same terrace can be priced as a coating over sound tiles or as a strip back to the slab, and those are different jobs at rates nowhere near each other. The area sets the multiplier; the preparation sets the number.
What is inside the price per m²?
The square metre rate normally covers the field of the terrace: cleaning and preparing the surface, the primer, the membrane in its specified coats or layers, and reinforcing fleece in the corners where the system calls for it. That is the easy part of the job and the smallest share of what goes wrong.
What sits outside the rate, and should be quoted as its own lines, is where terraces actually fail and where the money sits:
- The details. Upstands at parapet walls and door thresholds, the drain outlets (the ralos), pipe and rail penetrations, and expansion joints. They are counted, not measured.
- Stripping and disposal. Breaking out the tiles and the bed, bagging the rubble, getting it down to a skip.
- Falls. If the terrace does not drain to the outlet, a screed has to be formed so that it does. No membrane fixes a terrace that holds water.
- The finish. Tiles relaid over the membrane, a walkable topcoat, or a deck on pedestals. The waterproofing quote usually stops at the membrane.
Strip and relay, or a liquid membrane over the tiles?
This is the decision that moves the total most, and the terrace makes it rather than the owner. If the tiles are firmly bonded, the falls carry water to the outlet, and the failure is at joints or details, a liquid membrane over the existing surface is a coating job: preparation, primer, membrane, reinforcement at the details, a UV-stable topcoat. It is the cheaper quote and the right one for a great many terraces here.
If the tiles sound hollow when tapped, water is already trapped in the bed underneath, or the terrace ponds after rain, then a coating over the top seals the water in and the repair fails within a season. The tiles come off, the slab dries, falls are formed, and only then does the membrane go on. That is a small building job, and it is priced as one. What moves the rate up or down?

Why do the details cost more than the middle?
Because they are made by hand. A membrane rolled across an open field is fast work and the material is doing the job. At every upstand the membrane has to turn up the wall, be reinforced with fleece, and finish high enough that water standing after a downpour cannot get above it. At a door threshold there is often so little height between the terrace and the inside floor that the detail is a design problem before it is an application problem. Every outlet needs its own flange bonded into the membrane, and every pipe or rail post passing through needs the same care. A quote that gives one rate for everything has either priced the details into the field or has not priced them.
What deadline does the autumn rain set?

That sets the deadline at the end of September, and it shapes the price in two ways. A membrane needs a dry substrate and dry days to cure, so a terrace stripped in the dry window is worked straight through, while one opened in October waits on the weather and may need the slab dried before anything goes on. And the wet quarter is when the stains appear on ceilings, so it is when everyone calls at once. A terrace surveyed in spring is quoted calmly and scheduled on dry days; one found to be open in the first heavy week of November is a repair under pressure, and priced like one.
Why is there no rate on this page?
Because a rate on its own says almost nothing. Two quotes with the same figure per square metre can be entirely different proposals: one includes the upstands and outlets item by item and the other leaves them for later, and the details are where the terrace fails. What should a written quote itemise?
- The system and the product named, with the number of coats or layers and the thickness or consumption it is applied at.
- Whether the existing surface stays or comes off, and what disposal is included.
- Falls: whether they were checked, and whether a screed is included.
- Every upstand, outlet, threshold and penetration, listed and priced.
- The finish: what the terrace looks like on the last day, and whether tiling or a topcoat is included.
- Access: whether scaffolding, hoisting or skip placement is in the price.
- The guarantee, for product and for workmanship separately, and what voids it.
What questions should you ask before accepting?
- Has anyone actually seen this terrace, in photographs or in person, or is it priced from the area alone?
- Are you quoting a coating over the tiles or a strip? If a strip, what did you find that rules the coating out?
- What happens if the slab is wet when the tiles come off?
- Where will the upstand finish at the door threshold, and is there enough height there?
- Can I have photographs of the details before the finish covers them?
